Privacy Policy
Who we are
Nova North Commons is a 57-acre master-planned land development in Dartmouth, Nova Scotia. The site is developed by Basin Heights Community Limited Partnership, a partnership of Fares & Co., T&H Group and Cresco. In this policy, "we", "us" and "our" mean that partnership.
This website is a marketing brochure for the development. It exists so that developers, investors and institutional funds can learn about the project and get in touch with us.
What this policy covers
This policy covers personal information collected through this website. It is written to meet our obligations under Canada's Personal Information Protection and Electronic Documents Act (PIPEDA), which applies to personal information we handle in the course of commercial activity in Nova Scotia.
What we collect
We collect personal information in one place only: the contact form on the Let's Talk page. When you submit that form, you give us:
- your full name (required)
- your email address (required)
- your phone number (optional)
- your company or organization (optional)
- the nature of your interest, chosen from a list (optional)
- whatever you write in the message field (optional)
You choose what to send. Only your name and email address are required, and nothing is collected until you press "Send message".
The form also contains one hidden field that people never see and never fill in. It exists to catch automated spam. If it is filled in, the submission is discarded.
Cookies and analytics
This site uses two third-party measurement tools. Both set cookies on your device.
- Google Analytics 4 tells us how the site is used, in aggregate: which pages are viewed, roughly where in the world a visit came from, and what kind of device was used. We do not use it to identify you personally. You can opt out of Google Analytics on every site you visit using Google's browser add-on.
- The Meta pixel lets us measure whether our advertising on Facebook and Instagram is working, and lets us show ads to people who have visited this site. It reports back to Meta, which may combine it with what it already holds about you. You can limit that in your Facebook or Instagram ad settings.
- When you send us an inquiry, we also report that a lead was submitted directly from our server to Meta, so the enquiry is credited to the advertising that produced it. Your email address, phone number and name are hashed before they are sent, using a one-way function, so Meta receives a scrambled value rather than your details. We do not store anything as part of this, and the inquiry itself reaches us by email in the normal way.
- Both are run by third parties, which handle what they collect under their own privacy policies, not this one. Most browsers also let you block or delete cookies.
- We do not sell this information, and we do not combine it with the details you send us through the inquiry form.
What we do not collect
To be clear about what this site does not do:
- There are no user accounts, no logins and no passwords.
- We do not take payments, so we never see payment or financial information.
- We do not sell, rent or trade your personal information to anyone.
One piece of storage on your device
The interactive site plan shows a short hint the first time you look at it. When the
hint is dismissed, the site records that fact in your browser's session storage under
the name nnc-lot-hint-dismissed, so the hint does not reappear while you are still
browsing. It holds no personal information, it is not a cookie, it is not sent to us
or to anyone else, and your browser deletes it when you close the tab.
How your inquiry reaches us
When you send an inquiry, it goes to this website's own server, which emails it straight to our Land Development team's mailbox. Nothing about you is kept in a database or a spreadsheet, and the form is not connected to any advertising tool.
If that email cannot be delivered, we use Web3Forms, an independent form delivery service, as a second route, so that an inquiry is not silently lost.
In the rare case that both routes fail, your submission is written to our server's error log so we can still act on it. Those logs are short-lived and are readable only by our own technical staff.
That means Web3Forms processes your inquiry on our behalf, and its own privacy terms apply to that step. Web3Forms is understood to process submissions on servers outside Canada. Where personal information is held outside Canada, it may be accessible to the courts and law enforcement authorities of that country under the laws in force there.
Once the email reaches us, we hold it in our own business email system and use it to respond to you.
Other services this site relies on
Hosting. The site is hosted by Vercel. Like any web host, Vercel's servers automatically record standard technical information when a page is requested, including the requesting IP address, the browser type and the page requested. These are ordinary server logs used to run and secure the site. We do not use them to identify visitors, and we do not combine them with anything else.
Map image. The location map on the home page is a static image served from this site. It is built from OpenStreetMap data and stored here, so viewing it does not contact any mapping provider and does not disclose anything about you to one.
Typefaces. Type is served from this site's own servers, not from Google Fonts or any other font service.
Why we collect it and your consent
We use the information you send us for one purpose: to respond to your inquiry and to carry on a business conversation about the development with you. We do not use it for anything else.
Submitting the contact form is voluntary and is your consent to us using your information for that purpose. You can withdraw that consent at any time by writing to us at the address below. If you do, we will stop contacting you, subject to any information we are required to keep by law.
How long we keep it
We keep inquiries and related correspondence for [CONFIRM: retention period], after
which they are deleted, unless a longer period is required for a legal, accounting or
contractual reason.
How we protect it
The site is served over HTTPS only. It applies a strict content security policy that limits what the page is allowed to load and where form data is allowed to be sent, and it sets standard protective response headers. Inquiries that reach us are held in our business email system under our normal access controls.
No method of transmission over the internet is completely secure. Please do not send us confidential or sensitive information through the contact form.
Access and correction
You have the right to ask what personal information we hold about you, to ask for a copy of it, and to ask us to correct anything that is inaccurate or incomplete. You can also ask us to delete it.

If you have a concern about how we have handled your personal information, please raise it with us first at the address above. We will look into it and reply to you in writing.

If the website starts collecting information differently, for example if analytics or cookies are ever added, we will update this policy and change the date below before the change takes effect.
